I highly recommend T-Ledgers. Their communication is exceptional. You won’t have to wait days for a response. Waji really takes his time to explain things in-depth with his clients. He provides the ins and outs behind every major decision. Our corporation was 2 years behind on filings and Waji and his firm got all the work done in a timely manner, as promised.Posted on Google![]()

I highly recommend **T Ledger's Accounting**. He has gone above and beyond for me every single time I’ve needed his help. Even when something is urgent or needs to be handled last minute, he gets it done right away and makes sure everything is taken care of properly. He’s the type of accountant you can genuinely depend on. No matter what situation you’re dealing with, he takes the time to understand it, explains what needs to be done, and handles everything with a high level of professionalism. Reliable, knowledgeable, responsive, and always willing to help. It’s hard to find someone you can trust to handle important financial and accounting matters, and I’ve had nothing but a great experience with T Ledger's Accounting. **Beyond highly recommended. If you’re looking for an accountant you can rely on, this is the place to go.**Posted on Google![]()

I fully recommend Wajahat for one's tax filing needs. He will explain what he's doing and why, rather than just asking for documents and going silent, ensuring the customer is informed at every stage of the process. He is trustworthy and transparent when it comes to pricing and quality of the work for small business tax needs.Verified by TrustindexTrustindex verified badge is the Universal Symbol of Trust. North York returns cover a wide range. York University and Seneca students file with tuition slips, health professionals at North York General and in private practice combine T4 and self-employed income, many families own a condo near Yonge and Sheppard or Bayview Village as a rental, and newcomers file their first Canadian return. Every Toronto homeowner also makes a yearly Vacant Home Tax declaration.
I’m Wajahat Ajmal, CPA, FCCA. T-Ledgers is a CPA-led accounting firm practising since 2020. We work with North York clients by phone, video and email. If you’d rather meet in person, our Etobicoke office at 102-89 Skyway Ave is in the City of Toronto, and we also have an office in Mississauga, both by appointment.

| Local situation | How we handle it | Official source |
|---|---|---|
| Condo rentals near Yonge-Sheppard | Rent goes on a T776 with condo fees, property tax, interest and insurance. We keep a capital cost schedule but usually don’t claim CCA, so it can’t create a rental loss or be recaptured later. | CRA: rental income guide |
| Vacant Home Tax declaration | Every Toronto owner declares each property’s status each year. If a unit was rented, the declaration and your rental income should match. | City of Toronto Vacant Home Tax |
| York and Seneca students | Tuition from the T2202 is claimed, carried forward or transferred to a parent, up to the limit. | CRA: tuition amounts |
| Newcomers | Your first return reports world income from the date you arrived, and filing on time starts Canada child benefit and GST/HST credit payments. | CRA: newcomers to Canada |
Law: Income Tax Act s.9 (income from property); Income Tax Act s.114 (part-year residents); Income Tax Act s.118.61 (unused tuition carryforward); City of Toronto Act, 2006 s.267(1) (City taxes, including MLTT and Vacant Home Tax).
Health care professionals in North York often have T4 income from a hospital or clinic plus fees from their own practice. We report both, claim the practice expenses that apply and calculate CPP on the self-employed part correctly.
Condo investors get each unit’s rent, condo fees and interest reported on a T776, and buyers in the year of purchase get Toronto MLTT and Ontario land transfer tax recorded in the cost. Families get child care, Canada child benefit and Ontario Trillium Benefit claims coordinated across both spouses’ returns.
Many North York residents own a rented condo. The rent goes on Form T776, and condo fees, property tax, mortgage interest and insurance are deductible against it. Claiming depreciation is optional, and we explain why many owners skip it when they plan to sell.

Law: Income Tax Act s.150(1)(d) (filing deadline); Income Tax Act s.156.1(4) (balance due); Income Tax Act s.162(1) (late-filing penalty).
